How to Buy an Available Magnolia Home

Buying an available Magnolia home follows six steps: discover and tour, reserve your home, finalize details, prepare for closing, coordinate your move, and close. The home's stage of construction determines which selections may still be available.

1. Discover and tour

Explore photographs, floor plans, home features and community amenities. Schedule a guided tour or ask whether a private self-tour is available for the home you are considering.

2. Reserve your home

Submit your offer with a pre-approval letter or proof of funds and the required deposit. Available-home deposits vary by community and construction stage, with a minimum of $6,500. Once the offer is accepted and the agreement is fully ratified, our team sends a welcome email with the next steps.

3. Finalize the details

Depending on construction progress, limited personalization or additional options may be available. Our Design Team coordinates available selections and change orders through BuilderTrend. Changes must be approved and paid for before implementation.

4. Prepare for closing

Your New Home Orientation takes place before closing and includes an introduction to your home's systems and the 10-year QBW warranty.

5. Coordinate closing and moving day

Magnolia's Contract to Closing team coordinates with your lender or financial institution, title company and other parties to prepare for closing.

6. Close and welcome home

Closing is scheduled separately from your orientation. Keys are available once funding is complete.

Should I build or choose an available home?

An available home lets you evaluate a specific homesite, floor plan and selected finishes. A new build starts earlier in the process and offers the opportunity to review available plans, homesites and personalization choices.
